In February 2023, we had the grand opening of our project at Swan Lake MHC in Eastvale, California. This is a very unique land lease community that has an actual stocked fishing lake in the middle of the community, free-formed streets throughout, and each lot has its own shape and character. Being built in the 1960’s, the park also now has a lot of large mature trees and a charm that most leased land communities don’t offer. The problem was that there was a time around 10+ years ago of poor management.
The community faced a period of poor management over 10 years ago, resulting in over 100 vacant lots and homes being removed, creating a significant challenge in an area with high demand for housing
The team revitalized the park by offering a range of high-quality homes across three price tiers (entry, mid-level, and high-end), similar to the options of Toyota, Lexus, and Mercedes, ensuring every customer could find something that matched their needs and budget.
The project was an immediate success, with homes selling quickly, even before they were built. In just 12 months, 59 homes sold, generating $15.75 million in sales.
To date, 68 homes have been delivered, with a final total of 84 homes planned. Home prices range from $180,000 to $300,000, with land lease payments between $790 and $1,020 per month.
The project’s success has resulted in an increase in annual income for the park owner of over $687,000, significantly revitalizing the community and its financial outlook.
The homes have been so popular that every unit has been pre-sold before being delivered, with no vacant lots remaining, demonstrating the strong demand for housing in the area.
