California: A Thriving Landscape for Community

California’s thriving landscape makes it an ideal location for new communities. It is full of diversity, economic success, and cultural relevance. With plenty of interesting things to see and do throughout the state, it’s no wonder so many are proud to call California their home.

California’s Diverse Regions

California is the country’s most geographically diverse state, housing multiple climates and cultures. The state officially recognizes ten regions, each of which is known for its unique culture and economic opportunities. [2]

Fruition has focused our efforts on the Inland Empire and Orange County regions of southern California due to its many employers, large population, and multitude of attractions.

Things to Do in Southern California

Southern California is teeming with things to do, from the beaches to the amusement parks. Locals who may not want to explore these more touristy regions will find natural wonders and local cultural hot spots to frequent instead. Some popular activities include:

  • Visit an amusement park, such as Knotts Berry Farm, Universal Studios, or Disneyland
  • Visit a National Park, such as Death Valley or Joshua Tree
  • Take a walk along the Santa Monica Pier or the Venice Boardwalk
  • Tour famous sites like Mission San Juan Capistrano or the Griffith Observatory
  • Relax in a spa in Palm Springs
  • Explore art at Watts Towers or the Bowers Museum
  • Schedule a wine tasting at a local vineyard
  • Catch a concert at one of many live performance venues

Quality of Life

Another perk of living in California is the quality of life many people enjoy. Known for its economic affluence, there are many  opportunities for those seeking a successful career. Quality medical facilities, recreational facilities, shopping, dining, and a pleasant climate are all found throughout California.

One challenge to the quality of life California residents face is the high cost of living. Through Fruition Community’s affordable manufactured homes, California residents can find a place to live that fits most budgets. Our passion for providing affordable homes in California is helping more people experience the perks of living in this state.

Fruition’s California Developments

Fruition is working in southern California to bring several new developments to market. Our projects include commercial and residential properties, helping make the most out of this area’s climate and further improve quality of life. Many of these developments feature the affordable manufactured homes California residents need to make home ownership and rental a reality in this high-cost state.

  • Anaheim: Satellite and Plantation, situated between Disneyland and Angel Stadium, offers 193 manufactured home units across 25 acres, along with a retail center, grocery store, and gas station. Ponderosa Park, located near UC Irvine Medical Center and Disneyland, features 332 units, including 188 manufactured homes and 144 townhomes converted from RV spaces.
  • Beaumont: In Beaumont, our current project, San Gorgonio Village, is developing a 190,000-square-foot retail space that includes a grocery store, fitness center, cinema, beauty supply shop, and two restaurants.
  • Palm Desert: Palm to Pines is our Palm Desert project. This 82,180-square-foot commercial space has medical facilities, salons, restaurants, retail shops, and more.
  • Perris: A third retail development, Perris Plaza, boasts 335,000 square feet and will include a large grocery store, multiple retail spaces, and a fitness center.
  • Riverside: Fruition Riverside is a ground-up community developed entirely by Fruition. It has 99 three-bedroom manufactured homes, a community center, a pool, a pet park, and recreational space.
  • Upland: Upland Village Center is a 177,000-square-foot commercial space with multiple shopping and dining options.
  • San Bernardino: Our 99,571-square-foot retail center in San Bernardino will be anchored by Food 4 Less and Ross Dress for Less stores. Additional spaces for more retail or dining options and a carefully designed parking area will also be available.

Sustainable Infrastructure & Innovative Community Design

Fruition Communities designs sustainable housing developments in California, addressing the state’s ongoing drought issues through efficient water management systems.[3] Our communities feature modern, affordable, and energy-efficient manufactured homes, helping residents reduce both utility costs and carbon footprints. We prioritize walkability and community connectivity by strategically locating neighborhoods near essential services and incorporating shared spaces like playgrounds, community centers, and pools. This approach fosters social interaction while limiting carbon emissions, creating livable communities that balance sustainability with an increased quality of life.

Lifestyle and Amenities

Fruition Communities focuses on creating more than just homes; we build communities with amenities essential for an enjoyable and sustainable lifestyle. Our developments include recreational facilities like greenspace, pools, dog parks, and community centers with meeting spaces and fitness centers.

To foster a true sense of community, we design spaces that encourage community events and activities. Our community centers and open spaces are ideal for festivals and gatherings throughout the year. We also partner with local municipalities to plan activities in our commercial spaces, inviting community members to join in the festivities. These features and events are core to transforming a neighborhood or development into a thriving community.

Frequently Asked Questions

Who qualifies for affordable housing in California?

For affordable housing in California, a family must be considered low-income, meaning their gross annual income must be 50 to 80% below the area median income. The total income limit will vary depending on where the individual lives. Fruition Communities aims to provide quality affordable homes without having to qualify for any assistive programs.

How can I afford a home in California?

Housing affordability is a serious problem in California, and affordable housing initiatives are trying to make a difference. Manufactured housing, such as the housing offered in Fruition Communities, is an option for those struggling to afford a house, and renting can be better than buying.

Does Fruition Communities offer any financing options for homebuyers?

Fruition Communities partners with lenders who can provide financing. We aim to offer financing options in the future to make home buying possible for people looking for a home at an affordable price.

How does renting work in a Fruition community?

Potential renters will be able to use our online portal to find a house in their area that meets their needs. They can then apply online to rent, even an option for a rent-to-own process in some of our communities. This system is still in development, but you can contact us today to get started over the phone.
