Fruition Communities has an established reputation for quality and community. Our passion for innovation and sustainability has shone from our first project to our most recent one. Each is unique, delivering what the community needs us to provide while staying true to the underlying values of quality construction, innovative designs, and sustainable design initiatives.

Previously operating as Gateway American Resources, our Founder, Joel Farkas’ real estate development activities emphasize family-oriented communities through a diverse array of developments. Our projects include manufactured housing; mobile home parks; single-family detached homes for rent in master planned communities; urban redevelopment of downtown residential lofts; mixed-use master planned residential communities; regional retail center development with residential uses; and mixed-use suburban development with agricultural preservation. In all cases, we promote regional cooperation to include education, infrastructure, and public finance solutions. Although Mr. Farkas has either sponsored or developed more than 40 communities in more than 25 jurisdictions.

Fruition Communities is dedicated to bringing together craftsmanship, quality, and attainability to make affordable housing a reality for communities nationwide. Our past residential development projects show a legacy of success, and we also offer land developments and commercial site planning. 

Many housing community development projects are mixed-use in nature, bringing together the commercial and residential spaces people need. Our dedication to quality shines through each one, from the initial plan to the final building project. Here is a closer look at our past projects and what they have brought to the cities where we built them.

Projects by State

As Fruition Communities has continued to grow and develop, we have expanded our reach from coast to coast. We started our community and land developments in the western part of the state. You will find housing community development projects in Arizona, California, Colorado, and Nevada.

Arizona

The Grand Canyon State has many appealing features, including the excellent weather much of the state offers. As more people and companies flock to Arizona, more development is needed. Our team is here to create them. We have several successful projects in this state, including:

Buckeye: Trillium

Trillium is our residential community development in Buckeye that features over 9,000 homes, including single-family attached and single-family detached homes. We partnered with Douglas Ranch, a trusted local builder, to create the large community. In addition to the homes and the infrastructure and utility lines they need, we also included space for commercial properties, a park, schools, and recreational facilities.

Goodyear: Centerra

Centerra is primarily a residential community but includes 27 acres of commercial and 39 acres of mixed-use space. We partnered with four local builders to create 637 single-family homes and plans for 350 court homes. The necessary infrastructure was also planned and implemented. All units have since been sold.

Marana

Located just outside of Tucson, Marana is a residential community development that serves the metro area of the small city of the same name. For this project, we planned to build 500 single-family homes. Its proximity to the larger city of Tucson made access to major amenities easy. Our developers included plans for utilities and infrastructure.

Maricopa County: Fronterra and Balterra 160

Fronterra is a residential community with 460 single-family detached and single-family attached units. For this project, we partnered with Standard Pacific. Fruition Communities also worked on Balterra 160, a residential and commercial community with 265 single-family homes, 624 manufactured homes, and 58 acres of commercial space.

Phoenix: The Orpheum Lofts

Fruition Communities transformed a historic 11-story building into a 90-unit downtown apartment community. The ground floor houses commercial and retail space, while the remaining floors house one- and two-bedroom lofts. The final unit is a three-bedroom penthouse on the top floor. With Orpheum Lofts, we restored and preserved the state’s most significant Art Deco structure, a former bank building, while giving it new life and use. The development includes a fitness center, sauna, steam room, pool, clubroom, and office center. It also has an open-air deck on the third floor that overlooks the city.

California

We have been focusing on the Inland Empire in California, specifically in the Anaheim area. We have three projects here: Ponderosa, Satellite, and Plantation.

Satellite & Plantation

Satellite and Plantation are two communities directly next to each other. Together, they have 193 manufactured housing units and a large retail space. The location close to I-5 makes the rest of the city highly accessible. A large retail center, standalone grocery store, and gas station put the amenities residents need close at hand.

Ponderosa Park

Ponderosa Park is a townhome and manufactured housing community south of Disneyland. It has 188 manufactured housing spaces and 144 townhomes. We assisted with land planning to coordinate the closing of an existing RV park on this property and rezoning it to accommodate townhomes. We partnered with Olson Homes to develop these new residential spaces.

Colorado

Fruition Communities has a large presence in Colorado. We have worked on developments in eight towns, each with its own mix of housing and commercial space. We worked with local municipalities and builders on each project to create energy-efficient residential spaces.

Brighton: Brighton East Farms, Pierson Park, Sable Center

Brighton East Farms, Sable Center, and Pierson Park is a three-community development in the Bromley Park Metropolitan District. It has over 1300 single- and multi-family homes, including estate properties and semi-custom homes. It also has three commercial parcels. We worked to build this community in multiple stages and partnered with local home builders to complete each home.

Broomfield: Willow Run

With eight commercial acres, 487 single-family homes, and 216 manufactured homes, Willow Run is a multifaceted community. Our team worked to create a stable infrastructure and utility plan. The community also boasts a community park at its center. We then partnered with nine local builders to create a diverse community. Proximity to I-25 makes this a convenient community to live in.

Commerce City: Settlers Crossing, Second Creek Farm, Fronterra Village, Foxton Village, and North Ridge Village

Fruition Communities worked with multiple builders to create five distinct communities in Commerce City. They have over 5,500 units, including 1,785 multifamily and townhomes and 3,460 single-family homes. We also planned nearly 79 acres of commercial land within these communities. Each community has its own green space for recreational purposes.

Denver: Gateway Village

In Colorado’s capital city, Gateway Village uses 250 acres to provide residential and retail space. We divided this community into 1,052 individual plots for single-family homes and added a 100,000-square-foot commercial real estate development anchored by Albertsons. Gateway Village is conveniently located near the Denver International Airport.

Fort Collins: Overland Trail and Harmony Crossing

With a stunning view of the mountains, Overland Trail is a cozy community of 280 single-family homes from three builders. This community features homes from three local builders. We also worked on Harmony Crossing, a 221-square-foot residential community. Its neighborhood park provides a place for residents to enjoy the outdoors.

Lakewood: Weststar

Though it was a small community, Weststar met a need for residential housing in the Denver suburb of Lakewood. This close-knit community, to the west of Denver, includes 60 single-family homes. We partnered with Sheffield Homes to create this housing community development.

Parker: South Creek, Newlin Meadows, and Antelope Heights

In Parker, we developed three distinct neighborhoods. Antelope Heights and Newlin Meadows are adjacent and feature around 200 single-family properties each. Newlin Meadows also has 12 acres of commercial space. In addition, we built South Creek, which features 1,900 multifamily units, to provide a more affordable housing option. It also has 5 acres of commercial space.

Thornton: Villages at Riverdale, Riverdale Peaks, Centricom, Downing Park, and Country Hills

We have worked with local builders in Thornton to develop five distinct neighborhoods. Together, these brought thousands of homes to the region. In addition, Centricom has 212 acres of commercial space. With single-family and multifamily units, these neighborhoods reach home buyers in multiple economic groups.

Nevada

Our developments in Nevada focused on the Las Vegas Metropolitan Area. With its large employer base, this area was a prime location for workforce housing and residential development. We worked to bring affordable housing to the community within an easy downtown commute. Developments are in Las Vegas, Enterprise, and Henderson.

Enterprise: Paragon Illustria

Paragon Illustria brought 53 single-family homes to the town of Enterprise. With greenspace and walking paths, this community provided for its residents’ recreational needs. It was built in three phases to add housing quickly. We partnered with Richmond American Homes for this project.

Henderson: Loretto Bay

Loretto Bay was a unique project in that it was not a full subdivision or community. Rather, we added 11 units to an existing community. With a location near commercial properties and the freeway, this was an excellent spot for new residential housing. We worked to merge the townhomes into the aesthetic of the rest of the community.

Las Vegas: Providence Emerson, Sage Creek, Paragon Place, and Paragon Equus

Fruition Communities has developed 237 single-family homes in four developments throughout Las Vegas. The largest project was Providence Emerson, a 25-acre, 207-unit project in partnership with Richmond American Homes. We also built 12 homes in Sage Creek, 23 in Paragon Place, and 5 in Paragon Equus. All four projects are on the outskirts of the town.
