  • Located along 104th Ave. in the Northern Range development area, these three communities totaling 550 acres consist of 1,622 single family home sites and 45 acres approved for approximately 650 townhome/multi-family sites. 

  • More than 1,550 single family homes and 400 townhomes have been built by homebuilders including Richmond American, US Home (Lennar), Pulte, Beazer and Oakwood Homes. 

  • The properties are in the North Range Village, Foxton Village, Fronterra Village and Fronterra Village No. 2 Metropolitan Districts which have combined bonding authority of $39 million and have issued $32.06 million. Mr. Farkas served on the district boards. 

  • Located at the SW corner of Tower Rd. & 96th Ave. in Commerce City, CO with 1.25-mile frontage along Tower Rd., the Second Creek Farm PUD Zone Document was approved by the City of Commerce City on November 1, 2004.

  • On April 23, 2021, the PUD was amended as Second Creek Farm PUD Zone Document 1st Amendment and applies to the 426-acre property, establishes the provisional planning areas, land uses, densities and, along with the Final Plats, subdivide the property into 923 SFDs and the planning area acreage dedicated to multifamily units at the maximum density allows 735 multifamily units, for a total residential unit count of 1,658 units and 27.76 acres of commercial land.

  • SECOND CREEK FARM FINAL PLAT FILING NO. 1
    • The City Engineer and Community Development Department approved the Second Creek Farm Final Plat No. 1 on September 29, 2005. 

    • The Plat was amended and approved in August 2019. The approval subdivided the southern 187.84 acres of the PUD into 172 single family detached lots, and 51.16 acres of mixed-use land for multifamily residential.

    • All 172 single family lots have been sold to LGI Homes, who developed the site and has sold all available homes. 

  • SECOND CREEK FARM FINAL PLAT FILING NO. 2
    • The City Council and Community Development Department approved the Second Creek Farm Final Plat No. 2 on April 25, 2006. 

    • The plat has been amended in July 2020 as Filing 2, Amendment 1 and September 2020 as Filing 2, Amendment 2. The approvals subdivided the 59.52 acres of the PUD into 240 single family detached lots. 

    • All 240 of the Single-Family Lots have been sold to LGI Homes and lot development has been completed. 

  • SECOND CREEK FARM FINAL PLAT FILING NO. 3
    • The City Engineer and Community Development Department approved the Second Creek Farm Final Plat No. 2 on April 25, 2006. Filing No. 3 amends a portion of this plat. 

    • The Plat has been amended May 25, 2021, as Second Creek Filing No. 3. The approvals subdivided the southern portion of the original Filing 2 plat into 511 single family detached lots, 51.16 acres of mixed-use land for multifamily residential and 27.76 acres of commercial land.  

    • Richmond American Homes purchased 193 Phase 1A & 1B lots. Lot development is under way. 

    • LGI Homes purchased 318 Phase 2A & 2B lots. 

    • Wolff Residential is under contract and completing site plan approvals for 14.59-acres in Planning Area L for ~350 MF units. 

    • Continental Communities is under contract to purchase 17.31-acres in Planning Area K for ~300 MF units. 

    • The 27.76 acres of commercial land has been sold. 

  • The properties are in the Second Creek Metropolitan Districts 1-4 which have combined bonding authority for $70 million. As of March 2022, $20.4 million of debt has been issued. Mr. Farkas continues to serve on each district’s board. 
  • Located at the NE corner of Tower Rd. & 96th Ave. in Commerce City, CO with ½ mile frontage along Tower Rd., the Settlers Crossing PUD Zone Document was recorded October 25, 2010.

  • The PUD covers the 164-acre property, and establishes the provisional planning areas, land uses, densities to subdivide the property into 359 single-family sites, 168 duplex units and 125 townhomes/SFD for rent. Additionally, the property has 33 acres for commercial use.  

  • SETTLERS CROSSING FINAL PLAT FILING NO. 1
    • Filing 1 has been approved for 217 single-family lots, all of which have been sold to Richmond American Homes 

  • SETTLERS CROSSING FINAL PLAT FILING NO. 2
    • Filing 2 has been approved for 142 single-family lots, all of which have been sold to DR Horton Homes 

  • SETTLERS CROSSING FINAL PLAT FILING NO. 3
    • Filing 3 has been approved for 168 paired home lots, all of which have been sold to DR Horton Homes 

  • SETTLERS CROSSING FINAL PLAT FILING NO. 4
    • Filing 4 is under review for ~125 SFD lots, all of which are under contract with NexMetro Homes for a home for rent product.  

  • SETTLERS CROSSING FINAL PLAT FILING NO. 5
    • Filing 5 is under review for 108 paired home lots, all of which are under contract with Richmond American Homes 

  • Settlers Crossing Metropolitan Districts 1 & 2 which have combined bonding authority of $33 million. In August 2020, the metropolitan districts issued $21 million of debt. Mr. Farkas continues to serve on each district’s board.
