Project Overview
The FRUITION – KEENESBURG development, situated in Weld County, Colorado, is a major residential project spanning approximately 3,397 acres near the I-76 and CR 49 intersection, between BNSF multi-modal facility & rodeo dunes golf course. This shovel-ready development is set to commence construction in early 2024. It comprises multiple planning areas, offering a mix of housing types such as for-sale and for-lease modular homes, site-built homes, and manufactured homes on leased lots, totaling 616 currently planned lots. Amenities will include a community building with meeting rooms, fitness center, and flex areas. The outdoor program will have a swimming pool, playground, grilling areas, fire pits, and additional recreational space. The project involves significant zoning and annexation efforts, with the areas zoned R-2 & R-3 PUD Residential, providing flexibility for various residential products. The annexation to Keenesburg has brought major benefits, including higher density and greater product flexibility. Infrastructure development includes a Waste Water Treatment Facility (WWTF) and Water Treatment Facility (WTF), with plans for a public interchange at County Roads 22 and 49 to enhance accessibility. We have successfully finalized two municipal bonds, that will offer the necessary funding for public improvements and water acquisitions.
Weld County, where the development is located, is Colorado’s third-largest county, known for its agricultural prowess and significant role in the energy sector, particularly in oil and gas production. The county boasts a strong economy, supported by a variety of businesses and a government conducive to growth. Its financial health is characterized by no long-term or short-term debt and no county sales tax, which is beneficial for long-term project funding and residents.
The FRUITION – KEENESBURG development, within the economically vibrant and growing Weld County, is poised to be a significant addition, offering a variety of residential options and contributing to the region’s growth and development. The project’s strategic location at the center of the largest energy-producing area in Colorado, coupled with Weld County’s supportive business environment and strong economic fundamentals, positions it as a promising venture that will help grow the town of Keenesburg through robust infrastructure enhancements like housing, commercial and public spaces.
