Chief Planner
Justin Hay is the Development + Design Executive Director for Fruition Communities and leads the firm’s planning and real estate development efforts for all of Fruition’s projects. Justin oversees a wide range of development responsibilities including entitlements, planning, design, construction, budgets, horizontal and vertical development, and in-depth property analysis.
With over 22 years of experience in the creation of successful communities across the world, Justin is well tenured on a wide array of complex projects and property repositioning strategies. Justin’s ability to lead design and planning efforts through construction to completion is proven in his successful portfolio. A notable project is Fruition-Keenesburg, Colorado; where Justin has led a multi-discipline team through a 4,000-acre master plan process with a mix of uses ranging from commercial, industrial, and residential factory-build homes. He was successful in modifying the zoning code to allow for factory-built, for sale homes designed within a community rooted in a traditional, neighborhood character with streetscapes, parks, and amenities.
Justin is also the Founder of StackLot, a nationally recognized planning, management, and landscape architecture firm established in 2013. Justin has successfully established StackLot’s reputation through the completion of numerous projects for industry-leading companies across the United States.
Prior to StackLot, Justin was Director of Planning at CLC Associates, a multi-discipline A & E firm with four offices in Denver, Phoenix, Spokane, and Salt Lake City. Prior to CLC, Justin worked in San Francisco for Hargreaves Associates, an international planning and landscape architecture firm where he led design on waterfront redevelopments, and various mixed-use projects from Shanghai, London to New York City. Prior to Hargreaves, he worked at Design Workshop’s Denver office as a project manager.
Justin has an undergraduate degree in Planning and Landscape Architecture at Colorado State University as well as a Master’s Degree in Real Estate Development and Construction Management from the University of Denver – Daniels College of Business. Justin is a nationally licensed and award-winning Landscape Architect and has served on numerous boards and committee’s ranging from Urban Land Institutes Discovery Committee to municipal Urban Renewal Authorities.
